What Sold: A look at 23 homes that changed hands last week in Newport County (Oct. 26-30)

Posted

Twenty-three properties traded hands across Newport County last week, with sales ranging from $70,000 to $2,858,000. Despite the seasonal slowdown, elevated borrowing costs and changing expectations on both sides of the transaction, the local real estate market continues to move. Pretty consistently.

Highlighting the week was the sale of 51 Ayrault Street in Newport, a four-bedroom Colonial that closed for $2,858,000.

Across the 23 transactions, the average time on market was approximately 64 days, right in line with what we are experiencing throughout Newport County. Some homes found buyers within days, while others spent several months on the market before reaching the closing table.

Buyers are still active, but they are approaching purchases with considerably more scrutiny. Higher borrowing costs, property taxes, insurance and the expense of renovations have made the overall cost of homeownership a much larger part of the conversation. Preaching patience is an inevitability when working with today’s market conditions.

We are also seeing more evidence of sellers adjusting their expectations.

Consider a few of this week’s Newport transactions. The property at 51 Ayrault Street closed for $2,858,000 against a final asking price of $3,200,000. 6 Potter Street, a single-family home in the Fifth Ward, closed for $1,250,000 against an original $1,599,000 asking price. 5 Ellwood Place, which originally entered the market at $939,000, ultimately sold for $610,000. 29 Howland in Jamestown came to market at $1,500,000 and traded at $1,295,000. And in Tiverton, 81 Seapowet Avenue listed for $999,000 and sold for $840,000.

These are meaningful differences, hundreds of thousands of dollars in the higher price point part of the marketplace, although every property has its own circumstances. A sale below asking does not necessarily indicate declining market values. It can also reflect an initial price that exceeded what buyers were willing to pay and the seller’s expectations were too “pie in the sky.”

Pricing will remain elevated, but are also coming back to more realistic levels compared to value. For consumers, the takeaway is that we are no longer operating in a market where every property follows the same trajectory.

A home that is prepared thoughtfully, priced accurately and positioned well against its competition can still generate strong interest. Others may require adjustments to find their audience.

Two Newport sales worth celebrating

I also had the pleasure of closing two transactions for friends and seller clients this past Friday.

At 21 Russell Avenue, we successfully closed on a four-bedroom, two-bathroom home in a quiet off-Broadway neighborhood for $995,000, marking the highest recorded sale on Russell Avenue. Congratulations to my seller on a successful transaction and welcome to the proud new owners!

I also want to congratulate my friends Kyle and Lilly on the sale of their condominium at 125 Van Zandt Avenue, Unit 201, in Pier Landing. The two-bedroom unit closed for $485,000, establishing a new sales record for that specific condominium association.

As we move further into the fall season, I expect the market to continue operating at a more deliberate pace. That doesn’t mean opportunities are disappearing. For buyers, additional time on market and more realistic seller expectations can create room for negotiation. For sellers, the challenge is understanding what buyers are responding to and making informed decisions before a listing loses momentum.

There are still plenty of reasons people need to buy and sell homes, regardless of the season or the headlines. The key is understanding how today’s conditions affect your specific circumstances rather than relying on what the market was doing a year or two ago.

For more information on these recent sales, or to learn how we achieved successful results for my seller clients, I would welcome the opportunity to discuss your own real estate goals in a confidential consultation.
